VAT and land and property is widely known as being extremely complicated! So complicated in fact that the Office of Tax Simplification recently undertook consultations to see how, if at all, it can be simplified.
You’ve got all sorts to consider; there a potential of four applicable different VAT rates to choose from, capital goods scheme, input tax blocks you name it…

Advising on the VAT implications of land and property transactions is a big part of what we do.And because when dealing with land and property the figures are always large, it can get quite scary so instead of walking around this house of horrors on your own, let us hold your hand and take the fright out of it all whilst making sure the project is as VAT efficient as possible.
In our experience, most people charge the incorrect VAT rate when it comes to commercial property rental.
We will do a free review of your commercial rental receipts and only charge you should we find something wrong.
If you are claiming VAT back on land and property expenditure of £250,000 or over, did you know you need to monitor the use of this property for the next 10 years and if there is a change in the VATable use of the property, you may need to make an adjustment and either repay some VAT back to HMRC, or claim some more back! Either way we are here to help!
The CGS also applies to:

Any computer with a VAT exclusive value of £50,000 or more – ‘computer’ means a single item of equipment rather than a complete network (computer software and computerised equipment such as a computerised phone exchange or computer-controlled blast furnace are not included)

Capital expenditure on aircraft, ships, boats, and other vessels with a VAT exclusive value of £50,000 or more.
